We communicate directly with listing agents, landlords, and management companies, coordinate showings, provide live virtual tours for out-of-town clients, negotiate rental pricing and lease terms, and prepare competitive rental applications designed to maximize your chances of approval. Before you move in, we also conduct a final walkthrough to identify any issues and work with the landlord or management to ensure your new home is ready.

Actively search for rental properties on major platforms, including StreetEasy, Zillow, Trulia, Apartments.com, and other listing services, while also sourcing off-market opportunities whenever available.
Communicate directly with listing agents, landlords, and management companies on your behalf.
Schedule and coordinate apartment showings and answer any qualifying questions regarding available properties.
Provide detailed video tours or live FaceTime walkthroughs if you are unable to attend a showing in person.
Guide you through the rental application process and assist in preparing and submitting all required documentation accurately and promptly.
Negotiate rental pricing and lease terms whenever possible to help you obtain the best available terms.
Conduct a final walkthrough of the apartment before move-in, identify any necessary repairs or concerns, and coordinate with the landlord or management to help ensure the apartment is ready for occupancy.
Exclusive Representation
To provide you with the highest level of service, we require an Exclusive Renter's Agreement.
By signing our Exclusive Renter's Agreement, you understand that the agreement provides The Semino Team with the exclusive right to represent you for a period of 30-60 days and that if you found an apartment on your own you still owe us our fee during this period. During that time, you agree to schedule all apartment tours, inquiries, and rental negotiations through our team. This allows us to fully advocate for your interests and dedicate the time and resources necessary to find the apartment that best meets your needs.
Brokerage Fee
The Semino Team's brokerage fee is equal to one (1) month's rent and is payable only after your rental application has been approved and the lease is ready for signature.
Estimated Upfront Rental Costs
In addition to the brokerage fee, you may be responsible for the following costs:
First month's rent
One month's security deposit
Credit report fees (when applicable)
Building or management application fees
Please note that condominium application fees can be substantial and may be as high as $1,500, depending on the building. We will review all anticipated application costs with you before you submit any application.
